About this simulation

A 90-minute, 4-round basic Express simulation on renting a first apartment and keeping it for a year, for high-school personal finance and Career and Technical Education (business, finance and family and consumer sciences), adult-education and college-transition programs.

Kiara Odom, 19, a fictional pharmacy-technician trainee in Lubbock, Texas, signs her first twelve-month lease with a roommate (1 August 2027 to 31 July 2028), scored in four quarters.

Round by round you choose the place and how to sign the lease, renters insurance and the money system with the roommate, how to get a failed water heater repaired and what to do when the roommate leaves, and the move-out and the next place.

Each quarter is scored on savings, housing cost as a share of gross pay, fees and losses, how livable the home is and the rental record; a falsified rental application, or the last month's rent withheld against the deposit (Texas Property Code 92.108), caps the score. English with Spanish.

Who it is for

An introductory simulation that assumes no prior knowledge of the subject, designed for undergraduate courses. It also works in vocational and high-school programmes and in onboarding sessions.

How a session runs

  1. The instructor creates a session from the Eureka dashboard and invites the participants.
  2. Participants play 4 rounds. In each one they submit their decisions and the simulation calculates the results. The first round opens with: Monday 7 June 2027: the place and the signature.
  3. The simulation can be run in English, Español.
  4. The instructor follows each participant's progress and results from the dashboard, and uses the class results for the debrief.
