Eureka Construction & Real Estate

The overrun does not appear on site: it was decided in the contract. Decision simulations for people who sign up to time, cost and quality knowing they can guarantee two.

Who this is for

For development and asset management, site and quality management, concessions and infrastructure, and project contracting. What gets practised here is the moment you accept a risk that does not yet have a number, and find out its price three rounds later.

The decisions that go wrong

Six conversations you have already had

Each one is a simulation with an economic model behind it, not a discussion case.

Time, cost and quality: we promised all three.

Project delivery with all three constraints live and a client who will not accept that there are three. What gives first is almost never what you decided to give.

The ground was not what the survey said.

Geotechnics and foundations: the surprise turns up once the plant is already on site, and every week the decision stays open has its own invoice.

The model federation caught the clash too late.

BIM coordination: the technical conflict is the easy part; the hard part is who resolves it, in what order, and at the cost of which subcontractor.

The concession works if the traffic shows up.

4G/5G road, airport and port concessions: future budget commitments, demand risk and the contract's economic balance. A financial model is only as good as its most optimistic assumption.

The environmental licence arrived after the schedule did.

Licensing and social licence on linear works: the permit is not paperwork, it is a critical path nobody put on the chart.

We bought the asset on the yield, not on the tenant.

Development, valuation and REIT portfolios: the stated return and the one that survives a rent renegotiation are two different numbers.

What exists today

Available now, not on a roadmap

The bench is mostly civil works and infrastructure, with a smaller block on development, valuation and REITs.

And if your case is not on the list

What we build

On the Universal Simulation Framework we reframe regulatory framework, procedure and indicators in a 1-to-2-week cycle, and we also write a simulation from scratch on your own case. In construction the regulation is half the exercise, so the reframe is budgeted as part of the work.

Who buys this

Four buyers, four different reasons

Site and quality management

Site managers, supervision and quality leads deciding with the schedule running and the overrun still unnamed.

Development and asset management

Whoever decides land purchase, product and exit, and has to defend the valuation when the market moves.

Concessions and infrastructure

Concession and project-finance teams: demand risk, financial structure and the contract that has to be rebalanced.

Contracting and subcontracting

Whoever splits scope and risk across packages, where the dispute is won or lost in the tender document, not in arbitration.

Honest about the fit

Three limits we would rather state before a demo than after one:

  • We do not teach tools. Not Revit, not Navisworks, not structural calculation: we are not software training and we run no solver. We model the decision taken with the model in front of you.
  • We do not value real assets. We are not appraisers, we give no investment advice, and we issue no report on any specific property or project.
  • The civil works and infrastructure bench is heavily set in Colombian regulation — NSR-10, Decreto 1082, INVÍAS, ANLA, SECOP II, future budget commitments. It is the most framed bench in the family: in LATAM that is an advantage, and for Spain, the EU or the US you have to add the reframe cycle.

Frequently asked questions

Is this BIM, Revit or structural-analysis training?

No. We do not teach a tool and we do not run a structural solver. The BIM simulation is about the coordination decision — which models you federate, which clash you resolve first, who pays for it — and the structural one about the judgement, not the software.

Which is stronger: real estate or civil works?

Civil works and infrastructure, by a distance. Under one catalogue heading there is a large construction bench — BIM, geotechnics, pavements, materials, quality, site supervision, works risk, megaproject — and a smaller one for development, valuation and REITs. We say it that way because that is what exists.

Does it cover concessions and project finance?

Yes: 4G/5G road concessions and their future-budget trap, a concessioned airport, ports, project finance with multilateral lenders, and the infrastructure corridor seen from a regulator working to a fixed budget.

Do you value our asset or our project?

No. We are not appraisers or valuation consultants and we issue no report on a real asset. We model the investment and management decision through a case, so it gets practised before it is taken for real.

Can you adapt it to our regulations?

Yes, and in this sector it is usually essential. The works bench is heavily set in Colombian regulation; on the Universal Simulation Framework we reframe framework, procedure and indicators in a 1-to-2-week cycle.

Tell us which decision keeps jamming

One short call: you tell us the project type, the profile of the participants and how much time you have. We tell you what exists today, what would have to be reframed, and what we will not be able to do.
